Find answers to commonly asked questions about staying at Hector’s House
What happens after I’ve clicked on the “reserve” button?
Excellent question! Your selected dates will be marked as “reserved” on the site’s calendar. You’ll be required to complete a booking form and agree to our terms and conditions. We’ll then get in touch with you (usually by email) to complete the booking. At this point, a 25% non-refundable deposit is due to be paid via a bank transfer. Once your deposit is received, we’ll mark the accommodation as “booked” on our website and, bingo, you’re in!
What are the payment terms and conditions?
We want to balance being fair and transparent while making sure we protect ourselves from losing bookings made by “the indecisive” and “serial cancellers”! Therefore a non-refundable fee of 25% of the total booking price will be required to secure your booking with the remaining 75% being due 14 days before the first night of your stay.
What if I need to cancel?
We know that plans can change so should you need to cancel between 14 to 7 days before your stay, a refund of 50% of the total booking price will be given. If you cancel within 7 days of the start of your booking, no refund will be issued.
For example:-
If the total booking price is £300, a non-refundable deposit of £75 will be required to secure the booking
The remaining £225 is payable 14 days before the first night of your stay
Should you cancel between 7 and 14 days before your stay, a refund of £150 will be given
No refund will be issued if you cancel less than 7 days before your stay
What if the host needs to cancel?
We certainly don’t intend to ever cancel a confirmed booking. In the unlikely event of us needing to do so, you’ll receive a full refund of everything you paid for the cancelled stay.
What if I don’t pay the remaining 75% fee 14 days before my stay?
We’re always aiming for “win-win” so our first step will be get in touch with you in case it’s slipped your mind. Should the payment not be forthcoming and to save us having to “send the boys round”, we’ll sadly have to cancel your booking and you’ll lose your non-refundable deposit.
What’s in included in the accommodation price?
Access to and full use of the accommodation described on our website for up to two people. This includes Wi-Fi and parking and we’ll make sure there is tea, coffee, sugar and milk available for your arrival so you can brew up straight away!
What if I want to book for more than two guests?
There is a sofa bed in the living room area which sleeps two. Additional guests (maximum of two) are charged at £25 per person for the first night, and £5 per night thereafter. The shower room is accessible from the landing area so can be accessed without disturbing the guests in the bedroom.
Can we bring our dog(s)?
We thought long and hard about this question and have decided to make the accommodation pet-free. There are two reasons for this. The first is we have two ginger toms and we feel it would be unfair on them to have other animals around. Secondly, we would like to be able to offer the accommodation to people who have allergies to animal fur. Our cats are banned from the accommodation for this reason.
Is there a cleaning fee?
We don’t like the concept of guests paying cleaning fees on top of their booking fees and we guess you don’t either! Therefore, a standard cleaning fee is included in the price of your booking and it will be done on your departure, so we’re ready for our next guests.
If you’d like us to refresh the accommodation (basic clean and a change of bedding and towels) at any point during your stay, we’re happy to arrange this at the fee of £35. Should you wish to do your own “sprucing up”, there is cleaning equipment and a washing machine available for your use. Just give us a shout if you’d like extra bedding and/or towels.
Should any extra or specialist cleaning be required (e.g. removing stains from carpets/furnishings, cleaning walls, etc.), there may, at our discretion, be a charge. This will be taken from your security deposit or, if you’ve really made a mess, the first £300 will be taken from your security deposit and the remainder will be payable within 3 days of your departure date.
Is there a booking fee?
These are horrible too so nope, the nightly price(s) quoted is what you pay.
What are the checking in and out times?
Check-in is available from 3pm and we ask that you leave by 11am on the day of departure. That said, there may be wriggle room depending on other bookings. If we can be flexible, we will be.
Can I add an extra guest after the initial booking has been confirmed?
Sure, to a maximum of four guests in total. Payment and cancellation terms will be the same as for the initial booking.
Can I order some breakfast bits and bobs?
While Hector’s House is intended for self-catering, we can sort out some breakfast to get you started! Priced at £7.50 per person per day.

How many parking spaces are available?
There are three parking spaces allocated to Hector’s House. Two are next to the accommodation and the third is still on the farm and is two minutes’ walk away. All are on private property and off the main road.
What if we break something?
It depends on what it is! We know that accidents happen so if it’s the odd wine glass, that’s fine. We may have to charge for other breakages, at our discretion, and we always aim to be fair. Please let us know if you do break or damage something so we can sort it out before our next guests arrive.
Can I smoke or vape at Hector’s House?
You are welcome to smoke or vape in the courtyard. Out of courtesy to future guests, please do not do so in the accommodation.
Are Visitors allowed?
We want you to feel at home in Hector’s house and should this include inviting visitors over, please feel free to do so. For insurance purposes, please let us know how many visitors you are having and when you expect them to be with you. We can then advise you of parking arrangements.
If visitors stay overnight, they will be classed as additional guests and the relevant charges will be applied.
Barn Hill Farm is a residential setting and we ask that you are respectful of this and keep noise to a minimum, particularly after 9pm. For the same reason, large gatherings and parties are not allowed and, as we hate to be the Fun Police, please respect this condition of booking. Should we need to intervene in the case of any antisocial or illegal behaviours, we may ask you to leave immediately and no refund will be issued.
